Maintenance Manager - $40-45k/yr

We are currently looking to fill this position for one of our largest clients. This is a 120-acre mixed-income residential community of approximately 1600 homes located in the Longfellow Creek watershed in West Seattle. This communities focus is on sustainability that incorporates a healthy environment (including Built Green and Energy Star standards) and an engaged, diverse community. An innovative natural drainage system manages stormwater on site and protects water quality. Landscaping will be maintained in the greenest way possible.

Acting under the direction of the Community Association Manager, the Maintenance Manager is responsible for a variety of ground maintenance activities including tree, turf, shrub bed care, irrigation and repairs. Maintenance Manager required the ability to prioritize work, record project completion and hours worked on project and report same to the Community Association
Manager.

Requirements/Duties:
• Maintenance Manager shall be experienced in landscape maintenance and shall have adequate knowledge of ornamental horticulture and integrated pest management (IPM) practices.
• Ensure adherence to Natural Lawn Care standards, IPM solutions and ‘Calendar of Recommended Lawn Maintenance Practices for the Puget Sound Region’ to the level of ‘Extra practices for Higher Maintenance Lawns”, as outlined in Ecologically Sound Lawn Care for the Pacific Northwest, 1999, by Seattle Public Utilities.
• Manage and coordinate projects within the community
• Assist Community Association Manager with recommendations and justifications for annual budget planning, preparation and implementation. Monitor and control budget expenditures.
• Monitor daily all aspects of community storm water pond and schedule required inspections with the City of Seattle
• Proficiency with Maxicom system desired
• Manage irrigation operation, inspection, and repairs
• Maintain courteous communication with Seattle Housing Authority & City of Seattle staff, residents, business partners, applicants, vendors and staff
• Able to frequently and safely lift heavy objects up to fifty pounds.
• Stand, walk or bend for extended periods of time.
• Bending at the waist, kneeling or crouching
• Dexterity of hands and fingers to operate equipment
• Able to work at heights of 30 feet or more (gutter cleaning, etc.)
• Able to perform physical outdoor work in all types of weather
• Read, write and communicate in English in order to exchange information in person and on the telephone and/or radio equipment.
• Good attention to detail
• Able to work as part of a team
• Proficient with MS Office applications
• Maintenance personnel may be placed on call for emergencies or snow removal Licenses and

Other Requirements:
Must possess and maintain a valid Washington State Driver’s License and fully insurable driving record.
